Consolidation among short-term rental managers is back, and Pavilion is testing a structure that tries to avoid the owner attrition that followed Vacasa's centralized roll-up: the acquired operators keep most of the equity.

Pavilion launched in May 2026 as Stakeholders VR through the acquisition of 20 local property management companies in a single closing, and rebranded as Pavilion on October 5, 2026, according to Skift. The company manages roughly 5,000 properties and about 50,000 guests a month, which Skift says ranks it fifth among U.S. vacation rental managers on the Comparent 100.

Ownership structure

The 20 acquired operators collectively rolled $100.4 million into equity stakes while also receiving some immediate liquidity. Founder-operators and management retain majority control. Private equity firms TZP Group, HPS Investment Partners (a BlackRock subsidiary) and Capital Dynamics hold minority positions, and PGIM is the primary lender.

Co-founder Joe Fraiman said: "The people who built these businesses and the people running them own most of Pavilion." He contrasted this with Vacasa's centralized acquisition strategy, which led to significant homeowner attrition before its 2025 sale to Casago.

Operating model

Local operators keep their own brands, property management software and control over guest operations, owner relations, hiring and maintenance. A central team of about 24 employees handles accounting, payroll, insurance, payments and technology infrastructure.

Competitive context

Skift lists larger U.S. competitors as Casago (34,000 properties), Evolve (30,070), AwayDay (18,900) and Monarch (5,800). Pavilion says it is actively looking for further acquisitions.

For OTAs and channel managers, a federation of independently branded managers on separate PMS platforms means distribution relationships stay local even as back-office functions centralize.
