Ancillary Revenue

Ancillary revenue is all revenue a property earns beyond the room rate itself: food and beverage, spa and wellness, parking, early check-in and late check-out fees, room upgrades sold post-booking, experiences and tours, resort fees, minibar, laundry, and pet fees. In distribution terms, it also covers commissionable extras sold through OTAs and the growing category of upsells sold through guest-facing apps and pre-arrival messaging between booking and check-in.

Ancillary Revenue per Guest = Total Non-Room Revenue ÷ Number of Guests

Example

A 120-room resort generates €300,000 in room revenue and €90,000 in non-room revenue in a month — €40,000 F&B, €25,000 spa, €15,000 in pre-arrival upsells (upgrades, early check-in, airport transfers), and €10,000 parking. Its ancillary share is 23%. A pre-arrival upsell campaign converting 8% of 2,000 monthly arrivals at an average €45 per sale adds €7,200 largely commission-free revenue.

Why it matters

Ancillary revenue is usually the highest-margin growth lever a property has, because it requires no extra room inventory and — when sold direct via pre-arrival emails, guest apps, or front-desk upselling — carries no OTA commission. It is central to the shift from managing RevPAR to managing total revenue (TRevPAR): two hotels with identical room revenue can differ sharply in profitability depending on how much each guest spends beyond the room. OTAs and their ancillary marketplaces are also competing for this spend, selling tours, transfers, and insurance around hotel bookings — so the question of who owns the guest relationship between booking and stay has direct revenue consequences.
