Vrbo has switched on sponsored listings for every partner globally. For property managers and hosts, that means the top of Vrbo search results is now something you can buy — and, over time, something competitors will buy out from under you.

What launched

Vrbo Sponsored Listings lets partners pay for premium positions at the top of relevant search results. The global rollout follows a six-month pilot with nine property management companies, including AvantStay and Vacation Rental Collective.

The pricing model is pay-per-booked-night. Partners are charged only when a traveller clicks a promoted property and completes a booking — not for impressions, and not for clicks that fail to convert.

Campaigns run through the Expedia Group Advertising platform. Partners choose a target audience and submit a bid per booked night, with a minimum bid of $5 and no ceiling. An advertising score decides which properties win the auction and become eligible for premium placement. Competing bids are hidden, but partners can track impressions, clicks, bookings and return on ad spend in the campaign dashboard.

The pilot numbers

Expedia Group says pilot participants saw average increases of 49% in bookings, 39% in revenue and 30% in booked nights. Those figures come from Expedia Group internal data; the sample composition and comparison period were not published, so treat them as directional rather than as a forecast for any individual portfolio.

Tim Rosolio, vice president of vacation rental partnerships at Expedia Group, said Vrbo's migration onto the group's ecommerce technology platform is what made the advertising product possible.

What it means for operators

Sponsored listings add a cost line for anyone chasing visibility in a competitive market, while handing back control over which properties get promoted and when. The obvious use case is filling gaps in shoulder season rather than bidding year-round. Whether it pays depends on nightly rate, bid level and conversion rate — the same arithmetic that governs any auction channel.

The competitive context matters too. Booking.com has offered sponsored placement to accommodation partners for years. Airbnb has not launched an equivalent product globally, though it has reportedly tested promoted listings with selected hosts. Vrbo moving to paid placement narrows the gap between vacation-rental distribution and the hotel playbook.

The wider release

Sponsored listings are one piece of a broader product push across Vrbo and property management software Escapia:

  • Vrbo properties are expected to become bookable inside Expedia travel packages.
  • Same-day bookings and non-refundable rates are being introduced.
  • Tools for sending digital welcome guides are being added.
  • Two additional cancellation policies are live, allowing refunds until either five days or one day before check-in.
  • A host protection programme covering chargebacks, property damage and income lost after guest-related damage is planned.
  • Escapia has updated its reservation grid and distribution tools, and is piloting Vrbo Payments.

Rosolio said vacation rentals are no longer seen purely as an alternative accommodation category, with guests increasingly expecting cleanliness and service standards comparable to hotels.
