Dubai Holiday-Home Operator Silkhaus to Shut Down, Citing Regional Conflict
Sarah
Silkhaus's closure is an early marker of how long-running regional disruption is squeezing smaller short-term rental operators in Dubai, with forward bookings still well below last year.
Dubai short-term rental operator Silkhaus will stop operating at the end of November 2026, after five years. It announced the closure on LinkedIn on 30 October 2026, blaming prolonged regional conflict and its effect on Gulf travel. In its post, it said the conflict "continues to impact all segments of tourism and hospitality."
Funding and expansion
Silkhaus raised more than $10 million in equity and debt. A seven-figure round in 2025 funded a Saudi expansion that now appears stalled, as Riyadh no longer appears on its website.
Demand backdrop
- Dubai international visitors fell 44% to 6.97 million through August.
- UAE hotel occupancy dropped to 67.6% in September, from 79.9% a year earlier.
- AirDNA data shows Dubai short-term rental forward bookings for November down 37.5% year over year, with December and January roughly a quarter below last year.
The U.S.-Iran war began in late February 2026, with disruption in March and April. Several airlines have suspended Dubai flights into 2027, including KLM, Singapore Airlines, Wizz Air, Cathay Pacific, United, Air Canada, Finnair, Luxair and Virgin Atlantic.
Owners and guests
Property owners posting on Reddit said an 12 October email offered a move to First Class Property Management. Neither company responded to Skift's request for comment. Guests with existing bookings and owners on the platform have no clear answers.
