Expedia Group ships 12 new products across Vrbo and Escapia in its largest vacation rental release

Expedia Group has put its vacation rental supply side on notice: the company announced 12 new partner products across Vrbo and Escapia on 1 September, with several already live and the rest rolling out through 2027. For property managers weighing where to put distribution and software budget next year, this is the clearest signal yet of how Expedia intends to compete with Airbnb and Booking.com on the professionally managed side of short-term rentals.

Advertising arrives on Vrbo

The headline item is Vrbo Sponsored Listings, now live globally after a pilot with AvantStay, Vacation Rental Collective and Liquid Life Vacation Rentals. It is a pay-per-booked-night model — partners pay only when a booking results — placing listings at the top of relevant Vrbo search results with no upfront spend.

That pricing structure is notable. Most OTA advertising products bill on impressions or clicks; a per-booked-night charge shifts the risk to Expedia and lowers the barrier for smaller managers who have historically avoided paid placement.

New rates and promotional levers

Expedia cites research that 91% of vacation rental travelers are influenced by promotions. The new tools:

  • Same-Day Bookings (live) — eligible partners can opt in to accept bookings up to 12pm on the day of stay.
  • Limited Time Offers (coming) — visibility during merchandised shopping moments such as Black Friday and the Spring Sale.
  • Vrbo Listings on Expedia Packages (coming) — Vrbo properties become bookable inside Expedia packages alongside flights and car rentals.
  • Non-refundable Rates (coming) — partners can surface a lower non-refundable rate next to a refundable one.

The packages tie-in is the strategically interesting one: it moves Vrbo inventory into Expedia's cross-sell funnel rather than leaving it siloed in a standalone rental brand.

Operations and guest messaging

On the stay side, Expedia is closing gaps that guest experience platforms have filled for years:

  • Welcome Guide (live) — centralises stay details and automatically sends access instructions before check-in, with delivery confirmation for the host.
  • Inbox scheduled messages and templates (live) — automated traveler communications, with personalisation tags pulled from the Welcome Guide.
  • Flexible cancellation policies (live) — two new options offering full refunds up to five days, or up to one day, before check-in.
  • Host with Confidence (beta) — a host protection program covering property damage, chargebacks, and income lost to cancellations caused by guest damage.

Escapia gets a rebuild

Expedia's property management software is getting the same treatment. The new Reservation Grid — Escapia's most-used interface — has been rebuilt as a visual workspace for managing availability, reservations and quotes, and now supports multi-quote comparison in a single email. Distribution optimisation improvements for third-party OTA reservations, including folio management and commission handling, are live, with more automation promised.

Vrbo Payments is in pilot, combining payment processing with fraud and chargeback support and access to One Key members booking with travel rewards.

Why it matters

"We are entering into one of the most exciting eras in our vacation rental history at Expedia Group," said Tim Rosolio, Vice President of Vacation Rental Partnerships. Marketing language aside, the shape of the release is telling: advertising revenue on Vrbo, deeper packaging of rental inventory into Expedia's wider marketplace, and a PMS that is being pulled closer to the distribution layer.

For property managers, the trade-off is familiar — more demand tools and better software in exchange for tighter integration into a single ecosystem. The staged rollout through 2027 means most of these features cannot be evaluated on real data yet.
