Analysts See Airbnb's Dynamic Pricing Tool as a Step Toward a "Soft Franchise" Model

Airbnb's new host pricing tool may be the first of several services that move it closer to operating the asset itself, according to Bernstein research reported by Skift.
Airbnb announced a dynamic pricing tool for hosts in September 2026. It recommends a price range and shows how a host's nightly rate would shift with supply and demand. The tool is free for hosts, who still pay commissions of around 15.5%.
Bernstein's view
Skift (15 October 2026), citing a Bernstein note, reports analysts see the launch as a first step toward Airbnb acting as a "soft franchise" operator, similar to how Hilton, Marriott and IHG work with property owners. Bernstein suggests the model may suit individual hosts who do not need multi-platform distribution.
Services Bernstein lists as possible next steps include revenue management, design consultation, property management software, guest communications, cleaning coordination, insurance and smart-home hardware. Airbnb has also floated design services and financing for hosts.
"The company is steadily expanding into areas that sit much closer to operating the asset itself," Bernstein wrote, adding that pricing tools "are unlikely to be the last."
